Director of Acquisitions
The Director of Acquisitions will report to the Company’s COO. This person will be an integral part of the firm’s multifamily investment and capital raising strategy and will be responsible for targeting institutional quality assets in select high growth domestic markets in the Western United States. The ideal candidate will have a strong multifamily acquisitions and capital markets background that would include proven experience in sourcing, evaluating, and acquiring multifamily acquisition opportunities. The Director of Acquisitions will be a strategic partner to the Company and have sound analytical skills and business sensibilities in being able to help lead the Company’s efforts in growing their multifamily platform.
Job Responsibilities:
- Acquisition of Multifamily Investments: Source and evaluate acquisition opportunities in target markets, prepare underwriting and other related materials, and make recommendations to the Investment Committee.
- Due Diligence: Lead due diligence efforts for potential investments, including property inspections, legal reviews, and financial evaluations. Work with legal counsel to negotiate agreements and the team in while negotiating financing terms
- Portfolio Management: Participate in the management of the real estate investment portfolio, including acquisitions, dispositions, and asset management.
- Market Analysis: Conduct thorough market research and analysis to identify potential investment opportunities and trends in the real estate market. Develop relationships with brokers, partners and other parties in target markets.
- Investor Relations: Assist in presenting opportunities to investors and providing regular updates to investors.
- Risk Management: Support the firm’s risk management strategies to protect the company's investments and assets.
- Financial Analysis: Responsible for underwriting and financial modeling along with deal structuring to evaluate the potential profitability and risks of real estate investments
- Compliance: Ensure compliance with all relevant laws, regulations, and industry standards in real estate investment.
- Reporting: Work with the Asset Management team to prepare and present regular reports to the executive team and board of directors on the performance of the real estate portfolio.
Qualifications:
- Bachelor’s degree in Finance, Accounting, Real Estate, or similar field. Master’s degree in complimentary discipline or M.B.A., preferred.
- Minimum 5-7 years of proven investment experience in multifamily acquisitions with 3-5+ years of acquisition experience attained at real estate investment trust, an institutional investment manager, or large owner/operator.
- Strong financial analysis skills and a deep understanding of real estate investment metrics, including cap rates, IRR, and cash flow analysis.
- In-depth knowledge of local and national real estate markets, including trends, demographics, and economic indicators. Demonstrated track record of closing transactions in the western US markets.
- Ability to assess and mitigate risks associated with real estate investments.
- Excellent communication and presentation skills for conveying investment strategies and results to various audiences.
- Familiarity with real estate laws, regulations, and compliance requirements.
- Ability to adapt to changing market conditions and adjust investment strategies accordingly.
